Olson Sundberg Kundig Allen Architects created a visual and physical link between two historic and popular downtown icons—the waterfront and Pike Place Market. Their design turns inward to create a serene courtyard complete with a water fountain. A retail pavilion faces the street providing buffer for the condos. Back-lit glass-block walls transform the retail component into a lantern by night, illuminating the city’s lights and enriching the urban texture.

Hillclimb Court was one of the first new residential developments in the Market area and blends into the environment by using industrial materials and stepped volumes complimenting its neighbors. Built in 1982, this 5-story cement structure offers 39 homes many of which look upon the landscaped courtyard. A common garage provides secure parking and the nicely conceived entrance off of Western creates a private setting in an urban neighborhood.

Units with views of Elliott Bay will see their values rise with the demise of the Hwy 99 viaduct.
